THIS ROOM RENTAL AGREEMENT (“Agreement”)
made and entered into this [Date], by and between [Your Full Legal Name] (hereinafter “Landlord”), and [Tenant’s Full Legal Name] (hereinafter “Tenant”).
1. DESCRIPTION OF PREMISES
The Landlord rents to Tenant and Tenant rents from Landlord, the premises located at [Your Full Address]. The premises will be used for residential purposes only. The premises are furnished and include [describe any other amenities or facilities].
2. TERM OF AGREEMENT
The initial term of this Agreement will start on [Start Date] and will continue until [End Date]. After the initial term ends, the Agreement will continue on a month-to-month basis until either the Landlord or the Tenant terminate this Agreement with written notice.
3. RENT AND SECURITY DEPOSIT

5. REPAIR AND MAINTENANCE

6. INSURANCE
Tenant is responsible for having sufficient insurance to cover all personal property located on the premises. Landlord will not be responsible for any damage to Tenant’s personal property.
7. DEFAULT
If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the premises, Landlord may terminate this Agreement upon providing proper notice to Tenant.
8. TERMINATION
Upon termination of this Agreement, Tenant will return the premises and all property of Landlord in a clean and undamaged condition.
9. INDEMNIFICATION
Tenant will indemnify and hold harmless Landlord from and against any and all claims, damages, or actions arising from Tenant’s use of the premises or from any activity, work, or thing done, permitted, or suffered by Tenant in or about the premises.
10. NON-WAIVER
Landlord’s acceptance of rent with knowledge of any default by Tenant shall not be deemed a waiver of such default.
11. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the State of Texas.
12. ENTIRE AGREEMENT
This Agreement contains the entire agreement of the parties and there are no other promises, conditions, understandings, or other agreements, whether oral or written, relating to the subject matter of this Agreement.
