ROOM RENTAL AGREEMENT
This Room Rental Agreement (“Agreement”) is entered into by and between the “Landlord” and the “Tenant” (collectively referred to as the “Parties”) on this __day__ of __month__, __year__.
1. PROPERTY:
The property is located at __address__ in the state of North Carolina. The Tenant will be renting a room in this property, as well as having access to common areas which include (list common areas).
2. TERM:
The initial term of this Agreement will begin on __start date__, and will end on __end date__. Thereafter, the Agreement will continue on a month-to-month basis unless and until either Landlord or Tenant terminate this Agreement with written notice.
3. RENT:
Tenant agrees to pay $__amount__ per month, due on the 1st day of each calendar month. If the Lease begins after the 1st day of the month, the first month’s rent will be prorated.
4. SECURITY DEPOSIT:
Upon execution of this Agreement, Tenant will deposit with Landlord the sum of $__amount__ as Security Deposit.
5. USE OF PROPERTY:
The property shall be used for residential purposes only. The Tenant will comply with all laws and rules affecting the Property.
6. REPAIR AND MAINTENANCE:
Tenant will keep the Property and furnishings clean and in good condition.
7. INSURANCE:
Tenant is responsible for having sufficient insurance to cover all personal property located on the Property. Landlord will not be responsible for any loss of Tenant’s personal property.
8. PETS:
No pets will be allowed on the Property without the prior written consent of the Landlord.
9. DEFAULT:
If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Property, Landlord may terminate this Agreement upon providing proper notice to Tenant.
10. TERMINATION:
Upon termination of this Agreement, Tenant will return the Property and all property of Landlord in a clean and undamaged condition.
11. GOVERNING LAW:
This Agreement shall be governed by and construed in accordance with the laws of the state of North Carolina.
12. ENTIRE AGREEMENT:
This Agreement contains the entire agreement of the Parties and there are no other promises, conditions, understandings or other agreements, whether oral or written, relating to the subject matter of this Agreement.
13. AMENDMENT:
This Agreement may be modified or amended, if the amendment is made in writing and is signed by both Parties.
