ROOM RENTAL AGREEMENT

This Room Rental Agreement (“Agreement”) is made and entered into this ___ day of ___, 20___ (the “Effective Date”), by and between ______ (the “Landlord”) and ______ (the “Tenant”). This Agreement is intended to create a month-to-month rental agreement for the room located at ______ (the “Property”).

TERM OF THE AGREEMENT

This Agreement shall commence on ___ and continue (renewable) on a month-to-month basis until terminated by either the Landlord or the Tenant upon providing the other party a thirty-day (30) written notice of intention to terminate.

RENT

The monthly rent for the Property is ______, payable on the 1st day of each calendar month. If the Lease begins after the 1st day of the month, the first month’s rent will be prorated.

SECURITY DEPOSIT

Upon execution of this Agreement, Tenant will deposit with Landlord the sum of ______ as security for Tenant’s faithful performance of his obligations under this Agreement.

USE OF PREMISES

REPAIR AND MAINTENANCE

Tenant will keep the premises in clean, sanitary, and good condition. If Tenant discovers a defect or dangerous condition in the premises, he will notify Landlord promptly in writing.

INSURANCE

Tenant is responsible for having sufficient insurance to cover all personal property located on the Property. Landlord will not be responsible for any loss of Tenant’s personal property.

PETS

No pets will be allowed on the Property without the prior written consent of the Landlord.

STATE LAW

This Agreement shall be governed by and construed in accordance with the laws of the state of New Hampshire.
