1. PARTIES

This Room Rental Agreement (the “Agreement”) entered into this _____ day of ________, 20_____ (the “Effective Date”), is by and between ____________ (the “Landlord”), and ____________ (the “Tenant”).

2. PREMISES

The Landlord rents to the Tenant and the Tenant rents from the Landlord, the premises located at ____________, Montana. The premises will be used for residential purposes only.

3. TERM

The initial term of this Agreement will begin on ____________, and will continue until ____________. Thereafter, the Agreement will continue on a month-to-month basis until either the Landlord or Tenant terminate this Agreement with written notice.

4. RENT

9. PETS

No pets will be allowed on the premises without the prior written consent of the Landlord.

10. DEFAULT

If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations, Landlord may terminate this Agreement upon providing proper notice to Tenant.

11. TERMINATION

Upon termination of this Agreement, Tenant will return the Premises and all property of Landlord in a clean and undamaged condition.

12. GOVERNING LAW

This Agreement shall be governed by and construed in accordance with the laws of the state of Montana. Any disputes under this Agreement will be resolved in accordance with the Residential Landlord and Tenant Act of Montana.

13. ENTIRE AGREEMENT

This Agreement contains the complete agreement between Landlord and Tenant and cannot be changed except by written agreement.
