MINNESOTA ROOM RENTAL AGREEMENT
THIS ROOM RENTAL AGREEMENT (“Agreement”) is made and entered into this __(Date)__ (the “Effective Date”), by and between __(Landlord’s Full Legal Name)__ (the “Landlord”), and __(Renter’s Full Legal Name)__ (the “Renter”).
1. RENTED PREMISES
The Landlord hereby leases to the Renter and the Renter hereby rents from the Landlord, the premises located at __(Full Address of the Property)__. The premises will be used for residential purposes only.
2. TERM
The initial term of this Agreement will begin on __(Start Date)__, and will continue until __(End Date)__. After the initial term, this Agreement will continue on a month-to-month basis until terminated by either party.
3. RENT

The Renter is responsible for having sufficient insurance to cover all personal property located on the premises. The Landlord will not be responsible for any loss of Renter’s property.
8. QUIET ENJOYMENT
The Renter will conduct himself, and require other persons on the premises with the Renter’s consent, to conduct themselves in a manner that will not disturb others’ peaceful enjoyment of the premises.
9. DEFAULT
If Renter fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the premises, Landlord may terminate this Agreement upon providing proper notice to Renter.
10. TERMINATION
Upon termination of this Agreement, Renter will return the premises and all property of Landlord in a clean and good condition.
11. GOVERNING LAW
This Agreement is governed by and construed in accordance with the laws of the State of Minnesota. Any dispute arising under this Agreement will be subject to the exclusive jurisdiction of the courts within the State of Minnesota.
12. ENTIRE AGREEMENT
This Agreement contains the complete agreement between Landlord and Renter and cannot be changed except by written agreement.
