ROOM RENTAL AGREEMENT
This Room Rental Agreement (hereinafter referred to as the “Agreement”) is entered into on this [Date] (the “Effective Date”), by and between [Landlord’s Full Name] (hereinafter referred to as the “Landlord”), and [Tenant’s Full Name] (hereinafter referred to as the “Tenant”).
1. PREMISES AND TERM OF LEASE
The Landlord rents to the Tenant and the Tenant rents from the Landlord, the premises located at [Full Address]. The term of this Lease shall begin on [Start Date] and will end on [End Date].
2. RENT
The Tenant agrees to pay the Landlord a monthly rent of [Rent Amount] payable on the 1st day of each calendar month. The first month’s rent is required to be paid before the Tenant move into the Premises.
3. SECURITY DEPOSIT
Upon execution of this Agreement, Tenant will deposit with Landlord the sum of [Security Deposit Amount] as security for any damage caused to the Premises during the term hereof.
4. USE OF PREMISES
The Premises will be used for residential purposes only. The Tenant will comply with all laws and rules affecting the Premises.
5. REPAIR AND MAINTENANCE
The Tenant will keep the Premises in clean, sanitary, and good condition. If the Tenant fails to maintain the Premises, the Landlord may enter the Premises to conduct necessary repairs.
6. INSURANCE
The Tenant is responsible for having sufficient insurance to cover all personal property located on the Premises. The Landlord will not be responsible for any damage to the Tenant’s personal property.
7. DEFAULT
If the Tenant fails to comply with any material provision of this Agreement, or of any present rules and regulations governing the Premises, the Landlord may terminate this Agreement upon providing proper notice to the Tenant.
8. TERMINATION
Upon termination of this Agreement, the Tenant will vacate the Premises and remove all personal belongings. Any belongings left will be disposed of by the Landlord at Tenant’s expense.
9. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the state of Louisiana.
10. ENTIRE AGREEMENT
This Agreement contains the complete agreement between Landlord and Tenant and cannot be changed except by written agreement.
