INDIANA RESIDENTIAL ROOM RENTAL AGREEMENT
This Residential Room Rental Agreement (the “Agreement”) is made and entered into on ___________ [Date] by and between ___________ [Landlord’s name] (the “Landlord”) and ___________ [Tenant’s name] (the “Tenant”).
1. PREMISES
The Landlord rents to the Tenant and the Tenant rents from the Landlord the premises located at ___________ [Address]. The premises will be used for residential purposes only.
2. TERM

7. INSURANCE
Tenant is responsible for having sufficient insurance to cover all personal property located on the premises. Landlord will not be liable for any loss of Tenant’s property.
8. DEFAULT
If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Premises, Landlord may terminate this Agreement upon providing proper notice to Tenant.
9. TERMINATION UPON SALE OF PREMISES
Notwithstanding any other provision of this Agreement, Landlord may terminate this Agreement upon 30 days’ written notice to Tenant if the Premises is sold.
10. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the state of Indiana.
11. ENTIRE AGREEMENT
This Agreement constitutes the entire agreement between parties and supersedes any prior understanding or representation of any kind preceding the date of this Agreement.
