ROOM RENTAL AGREEMENT
This Room Rental Agreement (“Agreement”) is entered into this ______ day of ______, 20______ (the “Effective Date”), by and between ___________(“Landlord”), and ___________(“Tenant”), collectively referred to as “the parties”.
1. PREMISES
The premises are located at [Full Address], Georgia, including any personal property located thereon (the “Premises”). The Landlord rents to the Tenant and the Tenant rents from the Landlord, the premises set out in this Agreement. No other portion of the Property is included unless otherwise specified in this Agreement.
2. TERMS OF LEASE
The lease begins on ___________ (“Commencement Date”) and will continue until ___________ (“Termination Date”). Thereafter, the lease shall continue on a month-to-month basis until either Landlord or Tenant terminate this Agreement with written notice.
3. RENT
The Tenant agrees to pay $______(“Rent”) per month, due on the 1st day of each calendar month.
4. SECURITY DEPOSIT
Upon execution of this Agreement, Tenant will deposit with Landlord the sum of $______(“Security Deposit”).
5. USE OF THE PREMISES

6. REPAIR AND MAINTENANCE
Tenant will keep the Premises in clean, sanitary, and good condition. If the Tenant causes damage to the Premises, the Tenant agrees to pay the cost of repair.
7. INSURANCE
Tenant is responsible for having sufficient insurance to cover all personal property located on the Premises. Landlord is not responsible for any loss to Tenant’s personal property.
8. DEFAULT
If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Premises, Landlord may terminate this Agreement upon providing proper notice to Tenant.
9. GOVERNING LAW
This Agreement shall be governed by and construed in accordance with the laws of the State of Georgia.
10. DISPUTE RESOLUTION
The parties agree to mediate any dispute or claim arising between them out of this Agreement, or any resulting transaction, before resorting to court action.
11. ENTIRE AGREEMENT
This Agreement contains the entire agreement of the parties and there are no other promises, conditions, understandings or other agreements, whether oral or written, relating to the subject matter of this Agreement.
