ROOM RENTAL AGREEMENT

This Room Rental Agreement (“Agreement”) is entered into by and between the Landlord and Tenant (collectively referred to as “Parties”). This Agreement is effective from the (Effective Date).

1. PARTIES

Landlord: (Landlord’s Full Name), with a principal residing at (Landlord’s Full Address).
Tenant: (Tenant’s Full Name), with a principal residing at (Tenant’s Full Address).

2. PROPERTY

The Landlord rents to Tenant and Tenant rents from Landlord, the premises located at (Property Address). The property will be used for residential purposes only.

3. TERM

The initial term of this Lease will begin on (Start Date), and will end on (End Date). Thereafter, the Lease will continue on a month-to-month basis until either Landlord or Tenant terminate this Agreement with written notice.

4. RENT

The monthly rent for the Property is (Rental Amount) dollars ($). Rent is payable on the first day of each calendar month.

5. SECURITY DEPOSIT

Upon the execution of this Agreement, Tenant will deposit with Landlord the sum of (Security Deposit Amount) dollars ($) as security for any damage caused to the Property during the term of this Agreement.

6. MAINTENANCE AND REPAIR

Tenant will keep the Property in clean, sanitary, and good condition. If any damage to the Property is caused by Tenant or Tenant’s guests, Tenant will notify Landlord, and Tenant will be responsible for the cost of repair.

7. INSURANCE

Tenant will maintain adequate liability insurance to cover any property damage or personal injuries occurring on the Property.

8. DEFAULT

If Tenant fails to comply with any of the terms of this Agreement, Landlord may provide Tenant with written notice of such failure. If Tenant does not remedy such failure within 10 days of receiving such notice, Landlord may terminate this Agreement.

9. GOVERNING LAW

This Agreement will be governed by and construed in accordance with the laws of the State of Connecticut. Any dispute arising under this Agreement will be resolved in accordance with Connecticut law.

10. ENTIRE AGREEMENT

This Agreement contains the entire agreement of the Parties related to its subject matter. Any modification to this Agreement must be in writing and signed by both Parties.

NOTICE

Connecticut law requires Landlord to provide Tenant with a receipt for the Security Deposit within 30 days of receipt. If Landlord fails to provide such receipt, Tenant may recover twice the amount of the Security Deposit.

Connecticut law also requires Landlord to provide Tenant with notice of Tenant’s rights to receive interest on the Security Deposit.

Connecticut law also provides for certain protections for tenants in the event of foreclosure on the Property. Landlord must provide Tenant with notice of foreclosure, and Tenant may have the right to remain in the Property for the remainder of the Lease term.

If Landlord sells the Property, Landlord must provide Tenant with notice of the sale and the new owner’s name and address. Tenant’s Security Deposit must be transferred to the new owner.

This Agreement is binding upon and inures to the benefit of the Parties and their respective heirs, executors, administrators, successors and assigns.
