ROOM RENTAL AGREEMENTThis Room Rental Agreement, hereinafter referred to as “Agreement,” is entered into and made effective as of [Date] by and between the following parties: [Landlord’s Full Legal Name] hereinafter referred to as “Landlord,” and [Tenant’s Full Legal Name], hereinafter referred to as “Tenant.”
TERMS OF AGREEMENT1. Rented Property: Landlord rents to Tenant and Tenant rents from Landlord, the premises located at the [Full Address of the Rental Property]. The property will be used for residential purposes only.
2. Term of Lease: The term of this Lease is for [Lease period], beginning on [Start Date] and ending on [End Date].
3. Rent: Tenant agrees to pay $[Rent Amount] per month, due on the 1st day of each calendar month.
SECURITY DEPOSITUpon the execution of this Agreement, Tenant will deposit with Landlord the sum of $[Security Deposit Amount] as security for any damage caused to the Property during the term hereof.
UTILITIESUnless otherwise provided in this Agreement, all utilities and services for the Property will be paid by the [Responsible Party’s Name].
MAINTENANCE AND REPAIRTenant will keep the Property in clean, sanitary, and good condition. If any damage beyond normal wear and tear occurs, Tenant will pay for such damages.
INSURANCETenant is responsible for having sufficient insurance to cover all personal property located on the Property. Landlord will not be responsible for any loss to Tenant’s personal property.
GOVERNING LAWThis Agreement will be governed by and construed in accordance with the laws of the state of California.
DISPUTE RESOLUTIONAny dispute arising from this Agreement shall be resolved through mediation. If the dispute cannot be resolved through mediation, then the dispute will be resolved through binding arbitration conducted in accordance with the rules of the American Arbitration Association.

LANDLORD DISCLOSURECalifornia law requires landlords to disclose to tenants certain information and documents, including but not limited to: the availability of a list of proposed default (Civil Code §1962.1); the security deposit law (Civil Code §1950.5); the sharing of utilities (Civil Code §1940.9); and the Megan’s Law database disclosure (Civil Code §2079.10a).

NOTESThis Agreement is binding on the parties, their successors, assigns, and personal representatives.
