This Room Rental Agreement (“Agreement”) is made this __ day of ___, 20__ (the “Effective Date”) between ______ (the “Landlord”), and ______ (the “Tenant”).
The premises under this Agreement is a room located at ______ (the “Property”). The Property includes utilities and amenities described in this Agreement.
The term of this Agreement will begin on ______ (the “Commencement Date”) and will continue until ______ (the “Termination Date”). After the Termination Date, the Agreement may be renewed or extended by mutual agreement of the parties.
The rent for the Room will be $______ (the “Rent”) per month, due on the first day of each calendar month. The first month’s rent is due and payable on the Commencement Date.
5. Security Deposit
Upon execution of this Agreement, Tenant will deposit with Landlord the sum of $______ (the “Security Deposit”), to be held as security for the performance by Tenant of the terms under this Agreement. The Security Deposit will be returned to the Tenant, without interest, on the Termination Date.
6. Use of the Property

7. Repair and Maintenance
Tenant will keep the Property and all appliances, furniture, and fixtures in the Property in a clean, sanitary, and good condition.
The Tenant will maintain adequate insurance to cover personal property located on the Property. The Landlord is not responsible for any loss of Tenant’s property.
Upon termination of this Agreement, Tenant will return the Room and Property in a clean and good condition, ordinary wear and tear excepted.
10. Governing Law
This Agreement shall be governed by and construed in accordance with the laws of the State of Alabama.
11. Entire Agreement
This Agreement contains the entire agreement of the parties and there are no other promises, conditions, understandings or other agreements, whether oral or written, relating to the subject matter of this Agreement.
This Agreement may be modified or amended in writing, if the writing is signed by the party obligated under the amendment.
The Tenant will indemnify and hold harmless the Landlord from all claims, damages, and costs (including reasonable attorney fees) related to your use of the Room and Property or breach of this Agreement.
14. Additional State Law: The Alabama Uniform Residential Landlord and Tenant Act
The terms of this Agreement must comply with the Alabama Uniform Residential Landlord and Tenant Act. If any terms of this Agreement do not comply with the Act, they are void and unenforceable.
