OCCUPANCY AGREEMENT

PREMISES

TERM

GOVERNING LAW

This Agreement is governed by and construed in accordance with the laws of the State of Tennessee.

ENTIRE AGREEMENT

This Agreement contains the complete agreement between Landlord and Occupant and cannot be changed except by written agreement.

TENNESSEE SPECIFIC PROVISIONS

The following are additional provisions that are specific to the State of Tennessee:

DISCLOSURE OF LEAD-BASED PAINT

For any rental property built before 1978, Landlord must disclose the presence of known lead-based paint and lead-based paint hazards in the dwelling before the lessee is obligated under any lease to rent the dwelling.

REPAIRS AND MAINTENANCE

In Tennessee, landlords must comply with applicable building and housing codes materially affecting health and safety and make all repairs and do whatever is necessary to put and keep the premises in a fit and habitable condition. ______________________ Landlord ______________________ Occupant
