OCCUPANCY AGREEMENT
THIS OCCUPANCY AGREEMENT (the “Agreement”) is made and entered into this _____ day of ____________, 20__, by and between _________________(hereinafter “Landlord”), and ________________(hereinafter “Occupant(s)”).
1. PREMISES
The premises to be occupied under this Agreement is located at: __________________________________________ (the “Premises”). The Premises will be used for residential purposes only.
2. TERM
The term of this Agreement shall commence on _________________, and continue (unless sooner terminated) until ________________.
3. RENT
Occupant agrees to pay Landlord as base rent the sum of $______ per month, due and payable monthly in advance on the 1st day of each calendar month during the term of this Agreement. The first month’s rent is required to be paid before Occupant move into the Premises.
4. SECURITY DEPOSIT
Upon the execution of this Agreement, Occupant will deposit with Landlord the sum of $______ as security for any damage caused to the Premises during the term hereof.
5. USE OF THE PREMISES
The Premises shall be used for residential purposes only. Occupant will comply with all laws and rules affecting the Premises.
6. REPAIR AND MAINTENANCE

7. INSURANCE
Occupant is responsible for having sufficient insurance to cover all personal property located on the Premises. Landlord is not responsible for any loss to such property.
8. INDEMNIFICATION
Occupant will indemnify and hold Landlord harmless from all claims, damages, and expenses arising out of Occupant’s use of the Premises.
9. DEFAULT
If Occupant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Premises, Landlord may terminate this Agreement with a notice to Occupant.
10. GOVERNING LAW
This Agreement will be governed by and construed in accordance with the laws of the State of Kentucky. Any disputes under this Agreement will be handled in the local courts of the State of Kentucky.
This Agreement is binding upon and inures to the benefit of the Parties and their respective heirs, executors, administrators, successors and assigns.
