THIS OCCUPANCY AGREEMENT (the “Agreement”) is entered into this __[Day]__ day of __[Month]__, __[Year]__ (the “Effective Date”), by and between __[Landlord’s Name]__, having an address at __[Landlord’s Address]__ (the “Landlord”), and __[Tenant’s Name]__, having an address at __[Tenant’s Address]__ (the “Tenant”).
Landlord rents to Tenant and Tenant rents from Landlord, the premises located at __[Rental Property Address]__. The premises will be used for residential purposes only.
The initial term of this Agreement will begin on __[Start Date]__, and will end on __[End Date]__. Thereafter, the Agreement will continue on a month-to-month basis until either Landlord or Tenant terminate this Agreement with written notice.

4. SECURITY DEPOSIT

6. REPAIR AND MAINTENANCE
Tenant will keep the Premises in clean, sanitary, and good condition. If Tenant fails to do so, Landlord may enter Premises to make necessary repairs and Tenant will be responsible for Landlord’s reasonable costs for those repairs.
7. INDIANA LAW
This Agreement is governed by the laws of the state of Indiana. In the event of a dispute, Indiana state law will apply. All terms and conditions of this Agreement are subject to all applicable federal and state laws and regulations, and any terms and conditions in violation of such laws and regulations are void and will not be enforced.
8. ENTIRE AGREEMENT
This Agreement contains the entire agreement of the parties and there are no other promises, conditions, understandings or other agreements, whether oral or written, relating to the subject matter of this Agreement.
