1. Parties

This Agreement is entered into on this day of month, year between Owner’s full legal name (hereafter referred to as “Owner”) and Occupant’s full legal name (hereafter referred to as “Occupant”). Both parties hereby agree to the following terms and conditions:

The premises subject to this Agreement is located at full property address, Illinois (hereinafter referred to as the “Premises”). The Premises includes any personal property located thereon.

3. Term

This Agreement shall commence on start date and shall continue (unless terminated earlier) until end date. This Agreement may be renewed or extended upon the written agreement of both parties.

4. Occupancy

Only the Occupant and names of any other occupants shall occupy the premises. The Occupant shall use the premises for residential purposes only and for no other purpose without the written consent of the Owner.

5. Rent

Occupant agrees to pay amount in dollars per month, due on the first day of each calendar month. If the Lease begins after the first day of the month, the first month’s rent will be prorated.

6. Security Deposit

Upon execution of this Agreement, Occupant will deposit with Owner the sum of amount in dollars as security for compliance with the terms of this agreement.

7. Repairs and Maintenance

Occupant will keep the premises in clean, sanitary, and good condition. If any damage is caused by Occupant or Occupant’s guests, Occupant will pay for the cost of repair.

8. Insurance

Occupant is responsible for having sufficient insurance to cover all personal property located on the Premises. Owner will not be liable for any loss of Occupant’s property.

9. Illinois Specific Provisions

In adherence with Illinois law, Owner will provide Occupant with notice of any code violations within the past 12 months. Owner will also provide a radon disclosure if the premises are below the third floor.

10. Default

If Occupant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Premises, Owner may terminate this Agreement upon providing proper notice to Occupant.

11. Termination

Upon termination of this Agreement, Occupant will return the Premises and all property of Owner in a clean and undamaged condition.

12. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the state of Illinois.

13. Entire Agreement

This Agreement contains the entire agreement of the parties and there are no other promises, conditions, understandings or other agreements, whether oral or written, relating to the subject matter of this Agreement.
