1. TERMS OF OCCUPANCY AGREEMENT
This Occupancy Agreement (the “Agreement”) is entered into on this ____ day of ________, 20____ (the “Effective Date”) between __________ (the “Landlord”) and __________ (the “Tenant”), collectively referred to as the “Parties”.
2. PREMISES
The landlord leases to the Tenant and the Tenant rents from the Landlord, the premises located at __________, Connecticut. The premises will be used for residential purposes only.
3. TERM
The initial term of this Agreement will begin on __________ and will end on __________. Thereafter, the Agreement will continue on a month-to-month basis until either the Landlord or the Tenant terminate this Agreement with written notice.

If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Premises, Landlord may terminate this Agreement upon providing proper notice to Tenant.
10. TERMINATION
Upon termination of this Agreement, Tenant will return the Premises and all property of Landlord in a clean and good condition, ordinary wear and tear excepted.
11. GOVERNING LAW
This Agreement is governed by and construed in accordance with the laws of the State of Connecticut.
12. ENTIRE AGREEMENT
This Agreement contains the entire agreement of the Parties and there are no other promises, conditions, understandings or other agreements, whether oral or written, relating to the subject matter of this Agreement.
13. AMENDMENTS
This Agreement may be modified or amended in writing by mutual agreement between the Parties.
14. ACKNOWLEDGEMENT
