1. Parties

This Mixed-Use Lease Agreement (the “Agreement”), is executed on [Insert Date], by and between the Landlord, [Insert Landlord’s Full Legal Name], and the Tenant, [Insert Tenant’s Full Legal Name], collectively referred to as “the Parties.”

2. Premises

The Landlord hereby leases to the Tenant, and the Tenant rents from the Landlord, the premises located at [Insert Property Address], (the “Premises”). The Premises consist of both residential and commercial spaces, fully described in the attached Exhibit A.

3. Term

4. Rent

9. Default

If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Premises, Landlord may terminate this Agreement upon providing proper notice to Tenant.

10. Termination

Upon termination of this Agreement, Tenant will return the Premises and all property of Landlord in a clean and good condition.

11. Governing Law

This Agreement shall be governed by and construed in accordance with the laws of the state of [Insert State].

12. Entire Agreement

This Agreement contains the entire agreement of the parties and there are no other promises or conditions in any other agreement whether oral or written. This Agreement supersedes any prior written or oral agreements between the parties.
