REAL ESTATE PURCHASE AGREEMENT (RESIDENTIAL)

THIS REAL ESTATE PURCHASE AGREEMENT (“Agreement”) is made this ____ day of ________, 20___ by and between ________________________, (“Seller”) and ________________________, (“Buyer”).

1. PROPERTY

Seller agrees to sell and convey to Buyer, and Buyer agrees to purchase from Seller, the real property located at ________________________, together with all improvements thereon, and all fixtures and appurtenances thereto (the “Property”).

2. PURCHASE PRICE

The total purchase price to be paid by Buyer to Seller for the Property is $_______________.

3. DEPOSIT

Upon execution of this Agreement, Buyer shall deposit with Escrow Agent the sum of $_______________ as earnest money deposit.

4. TITLE

Seller warrants that the Property is free and clear of all liens and encumbrances, except as otherwise provided in this Agreement, and that Seller will convey good and marketable title to the Property to Buyer at Closing, subject to the matters approved by Buyer under this Agreement.
