CONTRACT FOR DEED

THIS CONTRACT FOR DEED (this “Contract”) is made and entered into this __ day of __, 20__ by and between __ (hereinafter “Seller”), and __ (hereinafter “Buyer”).

1. PURCHASE AGREEMENT

Seller agrees to sell and Buyer agrees to buy the property located at __, legally described as __ (the “Property”), for the purchase price of __$, payable as follows:

Buyer shall make a down payment of __$ and then make monthly payments of __$ each, including interest at the rate of __% per annum, with the first payment due on __ and subsequent payments due on the first day of each following month.

3. POSSESSION AND TAXES

5. DEFAULT

If Buyer defaults in the performance of this Contract, Seller may, at Seller’s option, declare the entire balance immediately due and payable.

The complete legal description of the Property is attached as Exhibit A.

7. DEED AND TITLE

Upon payment of the full purchase price, Seller will deliver to Buyer a deed conveying the Property to Buyer.

8. GOVERNING LAW

This Contract shall be governed by and construed in accordance with the laws of the State of Washington.

9. ENTIRE AGREEMENT

This Contract contains the entire agreement of the parties and there are no other promises, conditions, understandings, or other agreements, whether oral or written, relating to the subject matter of this Contract.
