CONTRACT FOR DEED
THIS AGREEMENT is entered into this
______ day of _______, _______ (the “Effective Date”), by and between
______________ (the “Seller”), and
______________ (the “Buyer”).
1. PROPERTY DESCRIPTION
Seller agrees to sell and convey to Buyer and Buyer agrees to purchase from Seller the Property commonly known as

2. PURCHASE PRICE
The total purchase price for the Property is

3. DOWN PAYMENT
Buyer shall provide a down payment of

4. FINANCING TERMS
Buyer promises to pay to the Seller the purchase price, less the down payment, with interest, over a period of
______ months/years, in accordance with the payment schedule attached as Exhibit A.
5. TAXES AND ASSESSMENTS
All taxes and assessments levied against the Property which are due and payable shall be prorated between Seller and Buyer as of the closing date.
6. INSURANCE
Buyer shall keep the Property insured against loss by fire and other hazards covered by a standard Missouri homeowner’s insurance policy.
7. DEFAULT
If Buyer defaults under this Agreement, Seller may, at Seller’s option, declare the entire unpaid balance immediately due and payable.
8. DEED AND DELIVERY
Upon payment in full of the purchase price and all other sums due under this Agreement, Seller shall deliver to Buyer a good and sufficient General Warranty Deed conveying the Property free and clear of all encumbrances, except as provided in this Agreement.
9. MISSOURI LAW
This Agreement shall be governed by and construed in accordance with the laws of the State of Missouri.
