DEED AND EVIDENCE OF TITLE
Upon payment of the entire purchase price, the Seller will convey to the Buyer by a good and sufficient quitclaim deed, the title to the Property, free and clear of all liens and encumbrances, except for:

The Seller will deliver possession of the Property to the Buyer on the Closing Date, free and clear of all occupancy rights of others, except as provided in this Agreement.
If the Buyer fails to comply with this Agreement, then the Seller may, after giving or making the appropriate notice or demand to the Buyer, declare the Buyer in default.
This Agreement is governed by, and construed in accordance with, the laws of the Commonwealth of Massachusetts.
