, hereinafter referred to as “Buyer”.
1. PURCHASE AND SALE:
Seller agrees to sell and convey to Buyer and Buyer agrees to buy from Seller the property and improvements located at __(property address)__
2. PURCHASE PRICE:
The total purchase price to be paid by Buyer to Seller for the property is __$__
3. PAYMENT TERMS:

4. POSSESSION AND OCCUPANCY:
Buyer shall be entitled to possession and occupancy of the property on the date of this contract.
5. TAXES AND ASSESSMENTS:
All taxes and assessments levied against the property which are due and payable shall be the responsibility of the Buyer.
Buyer shall keep the property insured against loss by fire and other hazards.
If Buyer defaults in the performance of this contract, Seller may, at Seller’s option, declare this contract null and void.
Upon payment of the purchase price, Seller agrees to deliver to Buyer a good and sufficient General Warranty Deed conveying the property free and clear of all liens and encumbrances, except as otherwise provided in this contract.
9. GOVERNING LAW:
This contract shall be governed by and construed in accordance with the laws of the State of Iowa.
10. ENTIRE AGREEMENT:
This contract constitutes the entire agreement between the parties and supersedes all prior discussions, negotiations, and agreements, whether oral or written.
This contract may be amended or modified only by a written agreement signed by both Seller and Buyer.
12. BINDING EFFECT:
This contract shall be binding upon and inure to the benefit of the parties and their respective heirs, executors, administrators, successors and assigns.
