CONTRACT FOR DEED
This Contract for Deed (the “Agreement”) is entered into this ___

(the “Buyer”), collectively referred to as the “Parties.”
Seller is the lawful owner of the property located at _______

TITLE AND DEED
Upon receipt of the full purchase price, Seller agrees to deliver to Buyer a General Warranty Deed, conveying the Property free and clear of all liens and encumbrances.
Buyer will take possession of the Property upon execution of this Agreement.
If the Buyer fails to comply with any term of this Agreement, the Seller may, at his option, declare the Buyer in default and demand immediate payment of the entire remaining balance.
This Agreement will be governed by and construed in accordance with the laws of the state of Idaho.
Any notice required or permitted to be given under this Agreement shall be in writing and sent to the address of the Parties as listed above.
This Agreement constitutes the entire agreement of the Parties and supersedes all prior discussions, negotiations, and agreement, whether oral or written.
