THIS COMMERCIAL LEASE AGREEMENT
This Commercial Lease Agreement (the “Lease”) is entered into this __ day of ____, 20__ (the “Effective Date”), by and between ____, a Texas ____, having its principal place of business at ____, Texas (hereinafter referred to as the “Landlord”), and ____, a Texas ____, having its principal place of business at ____ (hereinafter referred to as the “Tenant”).
PREMISES

TERM

RENT

DEFAULT
If Tenant fails to comply with any of the material provisions of this Lease, or of any present rules and regulations governing the Premises, Landlord may terminate this Lease upon providing written notice to Tenant.
TERMINATION
Upon termination of this Lease, Tenant will return the Premises and all property of Landlord in a clean and good condition, ordinary wear and tear excepted.
DISPUTE RESOLUTION
In any dispute arising out of this lease agreement, the prevailing party shall be entitled to reasonable attorney’s fees and costs.
TEXAS LAW
This Lease will be construed in accordance with and exclusively governed by the laws of the State of Texas.
ENTIRE AGREEMENT
This Lease contains the complete agreement between Landlord and Tenant and cannot be changed or terminated except by a written agreement signed by Landlord and Tenant.
