THIS COMMERCIAL LEASE AGREEMENT
This Commercial Lease Agreement (the “Lease”) is entered into this __ day of ____, 20__ (the “Effective Date”), by and between ____, a Texas ____, having its principal place of business at ____, Texas (hereinafter referred to as the “Landlord”), and ____, a Texas ____, having its principal place of business at ____ (hereinafter referred to as the “Tenant”).
Landlord leases to Tenant and Tenant rents from Landlord the premises situated in ____, Texas and more fully described in Exhibit A attached hereto (the “Premises”). The Premises will be used for ____ purposes only.
The initial term of this Lease will begin on ____, 20__, and will end on ____, 20__. Thereafter, the Lease will continue on a ____ basis until either Landlord or Tenant terminate this Lease with written notice.
Tenant will pay to Landlord the monthly rent of $____ payable on the 1st day of each calendar month.

REPAIR AND MAINTENANCE
Tenant will keep the Premises in good repair and condition. Tenant will also comply with all laws, orders, and regulations of all state, municipal, and federal authorities now in force, or which may hereafter be in force, pertaining to the Premises.
Tenant will maintain at its own expense a policy of comprehensive liability insurance insuring against injury to persons or damage to property occurring upon, in or about the Premises.
If Tenant fails to comply with any of the material provisions of this Lease, or of any present rules and regulations governing the Premises, Landlord may terminate this Lease upon providing written notice to Tenant.
Upon termination of this Lease, Tenant will return the Premises and all property of Landlord in a clean and good condition, ordinary wear and tear excepted.
In any dispute arising out of this lease agreement, the prevailing party shall be entitled to reasonable attorney’s fees and costs.
This Lease will be construed in accordance with and exclusively governed by the laws of the State of Texas.
This Lease contains the complete agreement between Landlord and Tenant and cannot be changed or terminated except by a written agreement signed by Landlord and Tenant.
This Lease should be reviewed by legal counsel before it is signed. Each party to this Lease has had an opportunity to fully review this Lease and consult with legal counsel about its terms.
