COMMERCIAL LEASE AGREEMENT
THIS LEASE AGREEMENT (“Lease”) made and entered into this ___ day of ____, 20___, by and between ______ (hereinafter “Landlord”), and ______ (hereinafter “Tenant(s)”).
Landlord hereby leases to Tenant and Tenant rents from Landlord the premises located at ______. The premises will be used for _____.
The initial term of this Lease will begin on ______, 20___, and will end on ______, 20___. Thereafter the lease shall continue on a month-to-month basis until either landlord or tenant terminate this agreement with written notice.
Tenant agrees to pay ______ per month, due on the 1st day of each calendar month.
4. SECURITY DEPOSIT:
Upon the due execution of this Agreement, Tenant will deposit with Landlord the sum of ______ dollars as security for the full and faithful performance by Tenant of the terms of this lease.
5. REPAIR AND MAINTENANCE:
Tenant will keep the Premises in good condition. Tenant will notify Landlord promptly of any damage to the Premises.
Tenant will maintain a standard form of comprehensive public liability insurance at Tenant’s expense. The policy will have a single limit liability of not less than ______ dollars.
If Tenant fails to comply with any of the material provisions of this Agreement, or of any present rules and regulations governing the Premises, Landlord may terminate this Agreement upon providing proper notice to Tenant.
Upon termination of this Agreement, Tenant will return the Premises and all property of Landlord in a clean and good condition.
9. GOVERNING LAW:
This Agreement will be governed by and construed in accordance with the laws of the state of Ohio. Any dispute under this Agreement will be subject to the exclusive jurisdiction of the state and federal courts within Ohio.
10. ENTIRE AGREEMENT:
This Agreement contains the entire agreement of the parties and there are no other promises, conditions, understandings or other agreements, whether oral or written, relating to the subject matter of this Agreement.
This Lease Agreement should be reviewed by a lawyer before it is signed. Both the Landlord and Tenant should keep a copy of the Lease.
Per Ohio law (O.R.C. § 5321.16), the Landlord has thirty (30) days to return the deposit once the Lease has ended.
