COMMERCIAL LEASE AGREEMENT
THIS COMMERCIAL LEASE AGREEMENT (the “Lease”) is made and entered into this __ day of ________, 20__, by and between (Landlord’s Full Legal Name), a Missouri corporation, hereinafter referred to as “Landlord,” and (Tenant’s Full Legal Name), a Missouri corporation, hereinafter referred to as “Tenant.”
1. PREMISES
Landlord leases to Tenant and Tenant rents from Landlord the premises located at (Property Address). The premises will be used for (intended use).
2. TERM
The initial term of this Lease will begin on (Lease Start Date), and will end on (Lease End Date). Thereafter, the Lease shall continue on a month-to-month basis unless and until either Landlord or Tenant terminate this Lease with written notice.
3. RENT
Tenant shall pay to Landlord the monthly rent of (Rent Amount) due on the 1st day of each calendar month.
4. SECURITY DEPOSIT
Upon the execution of this Lease, Tenant will deposit with Landlord the sum of (Security Deposit Amount) as security for Tenant’s faithful performance of Tenant’s obligations under this Lease.
5. REPAIR AND MAINTENANCE
Tenant will keep the premises in good condition and will notify the Landlord promptly of any damage to the premises.
6. ALTERATIONS AND IMPROVEMENTS
Tenant shall make no alterations to the buildings on the Premises or construct any building or make other improvements on the Premises without the prior written consent of Landlord.
7. INSURANCE
Tenant will maintain at its expense a policy of public liability insurance with a limit of not less than $1,000,000 per occurrence.
8. ASSIGNMENT AND SUBLETTING
Tenant shall not assign this Lease, or sublet or grant any concession or license to use the Premises or any part thereof without the prior written consent of Landlord.
9. DEFAULT
If Tenant fails to comply with any of the material provisions of this Lease, or of any present rules and regulations governing the Premises, Landlord may terminate this Lease upon providing written notice to Tenant.
10. COMPLIANCE WITH LAW
Tenant shall comply with all laws, ordinances, rules, and orders of any and all governmental or quasi-governmental authorities affecting the cleanliness, use, occupancy and preservation of the Premises.
11. MISSOURI LAW
This Lease shall be governed by and construed in accordance with the laws of the State of Missouri.
