1. Parties

This Commercial Lease Agreement (“Lease”) is entered into this day of month, year by and between Landlord’s name (“Landlord”), and Tenant’s name (“Tenant”).

2. Premises

The premises that are being leased is located at Address, Connecticut (the “Premises”). The Premises include description of property. The Premises will be used for type of business and no other purpose.

3. Term

The initial term of this Lease will commence on start date and will expire on end date. Thereafter, the Lease will continue on a month-to-month basis until either Landlord or Tenant terminate this Lease with written notice.

4. Rent

The monthly rent for the Premises is monthly rent. The first month’s rent is due and payable upon execution of this Lease. Thereafter, rent is due on the 1st day of each calendar month.

5. Security Deposit

Upon the execution of this Lease, Tenant will deposit with Landlord the sum of security deposit as security for Tenant’s obligations under this Lease.

6. Repairs and Maintenance

Tenant will keep the Premises in clean, sanitary, and good condition. If any damage occurs to the Premises or its fixtures, appliances, or other personal property for which Tenant is responsible, Tenant will pay for the repair or replacement of the item.

7. Insurance

Tenant will maintain a standard commercial general liability insurance policy covering the Premises with a reputable insurance company.

8. Compliance with Laws

Tenant will comply with all laws and rules affecting the Premises.

9. Default

If Tenant fails to comply with any of the material provisions of this Lease or of any present rules and regulations governing the Premises, Landlord may terminate this Lease upon providing proper notice to Tenant.

10. Indemnification

To the extent permitted by law, Tenant will indemnify and hold Landlord harmless from any liability for injury or damage to any person or property whatsoever.

11. Assignment and Subletting

Tenant will not sublet any part of the Premises or assign this Lease without the prior written consent of the Landlord.

12. Connecticut Law

This Lease will be construed in accordance with and exclusively governed by the laws of the State of Connecticut.

13. Entire Agreement

This Lease contains the complete agreement between Landlord and Tenant and cannot be changed except by written agreement.
