ART STUDIO LEASE AGREEMENT
This Art Studio Lease Agreement (“Agreement”) is entered into as of this ________ day of __________, 20______ (“Effective Date”) by and between ________________ (“Landlord”), and ________________ (“Artist”). 1. LEASED PREMISES:The Landlord rents to Artist and Artist rents from Landlord the premises located at __________(“Premises”). The Premises will be used for the purpose of conducting art-related activities and for no other purpose without Landlord’s prior written consent. 2. TERM:
The initial term of this Lease will begin on __________, and will end on __________. Thereafter, the Lease will continue on a __________ basis until either Landlord or Artist terminate this Lease with written notice. 3. RENT:
The monthly rent for the Premises is ________, payable on the first day of each calendar month. 4. SECURITY DEPOSIT:
Upon the due execution of this Agreement, Artist will deposit with Landlord the sum of ________ dollars ($_____) as security for Artist’s faithful performance of Artist’s obligations under this Lease. 5. USE OF PREMISES:
The Premises may be used for the purposes of conducting art-related activities including, but not limited to painting, sculpture, and photography. 6. REPAIR AND MAINTENANCE:
Artist will keep the Premises in clean, sanitary, and good condition. 7. INSURANCE:
Artist will maintain a policy of comprehensive liability insurance protecting against any liability arising out of the use, occupancy, or maintenance of the Premises. 8. COMPLIANCE WITH LAW:
Artist shall not use the Premises or permit anything to be done in or about the Premises which will in any way conflict with any law, statute, or regulation of any governmental authority. 9. DEFAULT:
If Artist fails to comply with any of the material provisions of this Lease or of any present rules and regulations governing the Premises, Landlord may terminate this Lease upon providing Artist with written notice of the breach. 10. TERMINATION:
Upon termination of this Lease, Artist will return the Premises and all property of Landlord in a clean and orderly condition. 11. DISPUTE RESOLUTION:
All disputes under this Lease that cannot be resolved by mutual agreement will be resolved by litigation in the courts of the State of __________. 12. GOVERNING LAW:
This Lease shall be governed by and construed in accordance with the laws of the State of __________.
